If you're a homeowner in the Myrtle Beach area considering selling, one of the first questions is: “Are prices dropping?” The short answer: Year over year No, but that should change soon — there are signs of a slight decline or at least a plateau in the market around Myrtle Beach, but with inventory reducing things may change quickly.

According to online data from the CCAR ShowingTime Stats, the average sale price in Myrtle Beach for Single Family Homes in October 2025 was approximately $457,726, which is up about 5.2 % year-over-year. Additionally, the average sale price per square foot was around $173, up roughly 4.2 % from the prior year.

What does this mean for sellers?

·         Prices are up slightly Year over Year, but with the upcoming Holiday season and cold weather starting soon we may see a slight drop, although that may be temporary.

·         Some sellers prefer not to be bothered during the Holidays and think starting fresh after the new year with a new MLS number will benefit them.  Every area of the beach and type of property varies in this regard, so contact one of our agents to find out if this is the correct approach for your individual situation.
